What Roofing in Regency at Monroe, Monroe Township costs

The openings set the price. Low single-story roofs keep labor down, so the number of skylights, vents and pipes, flashed in shingle or in metal, is what separates one home from the next.

Note 01What to look for when choosing a roofing contractor?

Someone who measures the roof and looks in the attic before pricing it, names the products in writing, lists the chimney, each skylight and the vents with what is being done to each, and puts the New Jersey HIC registration number on a written contract. Any home improvement contract over $500 has to be in writing, and it carries a three-day right to cancel.

Note 02What is the average cost to replace a roof on a 2000 square foot home?

In Monroe, one local contractor's published 2026 figures put a 1,800 to 2,200 square foot house at about $11,500 to $16,200 in architectural shingle. Floor area is only a rough guide: a single-story ranch has far more roof per square foot of floor than a two-story colonial, and two houses of the same size can carry very different numbers of skylights.

Note 03Do you need a permit to redo a roof in NJ?

Not for a detached one- or two-family house. New Jersey's construction code treats re-roofing, including a complete replacement, as ordinary maintenance there (N.J.A.C. 5:23-2.7). Attached homes, townhomes and condominium buildings are a different case, and framing or decking work can need one. In Monroe the Construction Office is at 1 Municipal Plaza, and the quote says which case your house is; the rule was amended in 2025, so confirm with the office if in doubt.

Note 04Is $30,000 too much for a roof?

In architectural shingle it is above most Monroe houses' estimated range of $13,000 to $21,000, so ask what is in it. Several skylights replaced at an estimated $900 to $2,200 each can account for a lot of the gap. A New Jersey thread about a $42,000 quote on roughly 2,300 square feet drew the reply that around $26,000 or lower was expected for a high-quality shingle. Ask for the openings line by line.
